Gurgaon property quality: Is the premium really worth it for investors?
My POA is ready, but I can't do site inspections myself from Dubai. I'm relying on you guys for ground reality. Everyone glorifies Gurgaon's property appreciation, but nobody talks about the actual construction quality after a few years. I'm looking at projects like Shree Silver County; builders promise so much. But kya real mein walls crack nahi hoti, seepage issues nahi aate after a year? Honestly, I think we pay huge premiums for amenities like clubhouses that often turn into ghost facilities, ya phir poorly maintained. Does this shoddy construction and under-delivered amenities really fetch good resale value or attract reliable tenants? I worry about long-term maintenance costs and constant headaches. Is the premium justified? Disagree? Tell me why.

Totally resonate with your concerns! I'm also a first-time buyer eyeing Gurgaon and my biggest fear is getting stuck with a lemon. Builders show these fancy brochures, but ground reality can be so different. The premium for Shree Silver County, at ₹1.8 Cr onwards, feels steep if the quality is just average. I'm on a tight budget too, so every penny counts for me.
Sahi baat hai. My brother-in-law booked in a reputed project near Airport Road a few years back. Amenities were promised like the world, but abhi tak half of them are non-functional ya poorly maintained. Paying extra for a broken
Exactly! Happened to my cousin near Basai. Walls cracked within 2 years. Builder didn't care.
