Gurgaon property: Real negotiation or just a numbers game?
Been tracking the Gurgaon market for a while now, especially around Golf Course Extension and Dwarka Expressway. I'm wondering about actual negotiation margins. From my experience, builders like Godrej Properties don't budge much on pre-launch rates, even for bulk bookings. Is that 'early-bird discount' just a myth, or is it already factored into the initial price? I've seen secondary market deals, particularly in areas like Shastri Nagar Industrial Area, where you can genuinely knock off 5-7% on a good asset. For a 3BHK in the ₹2.5 Cr range, that's a substantial saving. Are spot discounts on new projects just clever marketing, or can we truly push for more than the usual 1-2% they initially offer? I'm looking for calculated risks and real value, not just perceived savings. Any insights on how much leverage a buyer really has?

Totally agree with your point about Godrej, bhai! Maine bhi dekha hai, pre-launch mein itna hype create karte hain but jab actual pricing aati hai, it's barely different. Lagta hai bas naam ke discounts hain. Yeh 1-2% toh bas formality lagta hai, asli saving kaise nikalein?
