Gurgaon property search: What's the real deal with these builders?

Builder reputations in Gurgaon are so tricky to nail down, even for us in the industry. I'm finally looking to buy my own 3BHK, probably around Golf Course Extension or Dwarka Expressway, budget ₹2.5-3 Cr. I've been eyeing Bargainer Homes Ultra Luxury Floor and also Sujjan Vihar by AWHO. It's tough seeing through marketing spin when it's my own money. I'm really trying to get a reality check on construction quality. For Bargainer, are those 'ultra luxury' claims just on paper? Any issues with plaster cracks or seepage post-possession? And Sujjan Vihar, I hear mixed things about finishing. Also, what about hidden charges? Did either builder surprise you with huge PLCs or maintenance deposits at handover? I know what they don't tell you upfront. Would love to hear off-the-record word-of-mouth on both. What's the general vibe among current residents? Were there major corners cut, or did they deliver as promised? Any specific red flags or positive experiences would be super helpful. Thanks!
