My lease ends in 3 months and I really need to lock down a 3BHK in Gurgaon, probably Golf Course Extension or Dwarka Expressway. I work in real estate, but buying for myself is a whole different ball game; it's hard to see through all the builder talk. They always say 'fixed price', but how much wiggle room is there *really* for a 3BHK in the ₹2-3 Cr range? Big players like M3M or Emaar, do they ever budge on the base price, ya sirf PLC aur parking pe hi negotiation possible hai? Also, stamp duty and registration charges are fixed, right? But do builders sometimes add other 'govt charges' or 'miscellaneous fees' that inflate the final cost? For a ₹2.5 Cr property, what's the *real* all-in cost breakdown after all these fixed and hidden charges? Anyone bought from Gee Aar Realmart recently? Just want to know what's truly non-negotiable versus what we can push on.
