Gurgaon real estate: UC vs RTM, what's everyone doing?

Visited a couple M3M projects on Golf Course Extension Road. I work in real estate but buying for myself is different. They're pushing under-construction 3BHKs, citing Dwarka Expressway gains. But honestly, with RERA, is that 'early bird discount' for UC projects even worth the risk anymore? Or is ready-to-move the safer bet now? What's your take on UC vs RTM in Gurgaon?
