Gurgaon rents: Is this 40% jump justified?

My lease ends in 3 months and I'm seeing rents in Sohna Road, Dwarka Expressway jump 30-40% in two years. I work in real estate, but buying for myself is different. Everyone glorifies Gurgaon's appreciation, but nobody talks about the insane rental yield mismatch. Landlords expect 4-5% on a ₹2 Cr flat, matlab ₹80k rent? Okay I'll say what no one says... they're just pushing their high EMIs onto tenants. Is this rent rise justified? Will it ever stabilize? Change my mind.
