Okay I'll be honest — I completely underestimated how confusing this process is when buying for myself. I work in real estate but this is different. I'm looking at Signature Global Proxima and some Ashley Estate projects in Gurgaon. RERA registration toh check kar raha hoon, but kya actual mein sab clear hota hai? Builder-buyer agreement mein hidden clauses ka darr hai. Off the record, what red flags should I really look for beyond just the RERA ID? And RERA complaints, are they effective ya just paperwork? Should I get a lawyer to review the agreement, ya it's overkill for an investor?

Bhai, you mentioned Ashley Estate? Just checked RERA, they have literally 0 projects registered. That's a massive red flag, especially for a first-time buyer like yourself. RERA ID is bare minimum, but it doesn't guarantee project completion or quality. RERA complaints are also a long, drawn-out process, don't rely solely on that for quick resolution. Always cross-check builder history, public sentiment, and news reports.
