Gurgaon resale market demands serious patience

Sector 111 – I've been trying to offload my 2BHK there for nearly a year now. Bought it from Unitech Group back in 2015, honestly thought the Dwarka Expressway completion would boost prices way more. My initial investment was around ₹1.2 Cr, but I'm struggling to even get ₹1.7 Cr. The advertised appreciation often feels like it only applies to new launches on Golf Course Extension. Is anyone else finding the resale market really slow for older properties? It's not adding up for me.
