Secondary market deals in Gurgaon are often overlooked, but they can be a real gem for buyers like us, especially if downsizing. My kids have moved out, so I'm selling our big house for a manageable 2BHK in South City I. Negotiation room seems better in older societies than with new builders like M3M or Godrej. I heard you can get 5-10% off quoted resale prices, more if urgent. Is this true for sectors like 65 or Sohna Road? What hidden costs are usually missed in secondary transactions? I'm worried about maintenance dues or transfer charges. Any tips on vetting older properties or what to check during visits? Would love to hear your experiences.

5-10% off quoted prices? Sounds too good to be true, yaaron. Builders toh ek paisa bhi nahi chhodte. Res
Bhai, this post is exactly what I needed! I've been eyeing resale flats in Gurgaon for a while now, new builder projects just seem out of budget for a first-time buyer like me. The idea of getting 5-10% off sounds like a dream, especially in areas like Sector 65 where prices are already high. My biggest worry is the legal side of things and hidden costs. Stamp duty for resale properties, is it different or standard? Aur kya koi special charges hote hain jo builders nahi batate but resale mein lag jaate hain?
Absolutely, U6! Stamp duty is a huge chunk. Budget mein isko pehle factor karna padta hai, warna baad mein shock lagta hai. Sahi bola, loan bhi issue ho sakta hai.
Haan U1, stamp duty toh standard hi hoti hai, based on circle rate ya actual transaction value, whichever is higher. But it's a significant amount, 7% for men and 5% for women in Haryana. Plus, registration charges bhi lagte hain. Often, people overlook the cost of getting an older property renovated, which can easily add lakhs. Also, older properties sometimes have issues with obtaining home loans if the building is too old or documentation isn't perfect.
