Spent the whole Sunday checking out options in Sector 1A Manesar. Honestly, Aviana Green Estates ke naye projects are quoting high. From my experience, direct builder deals mein negotiation space kam hi milta hai, especially with prices rising in Gurgaon. But I'm wondering, secondary market mein kya scene hai? Can we actually negotiate more on resale flats, say a 3BHK around ₹2 Cr? Aur hidden costs like maintenance deposits, OC charges... kitna extra lagta hai at possession? Koi hack ya tips for spotting underpriced assets?

Bhai, secondary market mein bhi 'negotiation' naam ki cheez ab mushkil se milti hai, unless the seller is in a real hurry. 2 Cr for a 3BHK in a good sector is already a stretch. Hidden costs toh builders ka favourite game hai. OC charges, electricity infra charges, club membership, maintenance advance... sab mila ke easily 5-7% extra pakad ke chalo at possession. Isse kam mein milna mushkil hai.
