Sector 89-90 — kids have moved out, so selling our big house. Looking for a manageable 2BHK/3BHK. Ameya Group ke projects dekhe hain, but all-in cost samajh nahi aa raha. Hidden charges at possession, like kya kya dekhna chahiye? Kya realistic negotiation possible hai?

Yaar, main toh phas chuka hoon Ameya ke project mein. Maine 2020 mein booking ki thi ek project mein Baliawas ke paas. Bola tha 2 saal

Totally agree with the hidden charges worry! My friend booked a flat near Badshahpur and got a shock at possession time. They added so many "utility connection" and "IFMS" charges that were never mentioned clearly. Sector 89-90 looks good on paper, but I'm also scared of these surprises.
Ameya ke saath toh mera ek dost bhi struggle kar raha hai. Unka Sector 89 wala project, jo 2023 end tak deliver hona tha, abhi tak RERA mein partial completion dikha raha hai, aur occupancy certificate ka koi naam nahi. Market mein abhi buyers ka sentiment bhi down hai, toh builders negotiate karna chahte hain but Ameya is still rigid. Unke projects mein quality issues bhi sunne ko mile hain after possession.
Exactly! Usually, hidden charges mein IFMS (Interest-Free Maintenance Security), EDC/IDC (External/Internal Development Charges) jo initial quote mein low dikhate hain, power backup installation, club membership, aur PLC (Preferential Location Charges) agar applicable ho toh, yeh sab aata hai. Make sure it's all in the agreement.
Haan bhai, same here! Utility charges ke naam pe poora 1-2 lakh extra maang lete hain.
Bhai, Ameya Group ka track record utna accha nahi hai Gurugram mein. Especially Sector 89-90 mein toh competition bahut hai. Hidden charges toh har builder ka game hai, but Ameya thoda zyada notorious hai. Be careful.
