Gurgaon society clubhouses are mostly just glorified empty halls
Gurgaon society clubhouses are mostly just glorified empty halls, not actual usable facilities. My kids have moved out, so I'm selling our big house and eyeing a smaller flat, maybe near JMS Prime Land. But I really need genuinely functional amenities, especially a good clubhouse for when grandkids visit, and reliable elevators. I've seen so many projects where the AC barely works, or the gym equipment is broken after a year, and the maintenance charges are sky-high for what? Are these clubhouses just for show during sales brochures, or does anyone actually use them daily? Honestly, getting stuck in an elevator isn't something a pre-retiree wants to deal with. Is it just me, or does the actual service quality rarely live up to the promises for these 'premium' facilities? Disagree? Tell me why.

This thread is making me rethink everything! It's so confusing for first-time buyers. The original poster was looking at JMS Prime Land. Did you, by any chance, find any projects that actually meet your expectations for functional amenities and reliable services? Any good options you discovered during your search?
While it's true that many builders over-promise, it's not always the case. Some reputed builders do deliver on their promises, especially in their completed phases. The key is to do your due diligence. Visit the site multiple times, talk to existing residents if possible, and check the builder's track record for other completed projects. For JMS Prime Land, since it's ongoing, it's harder, but you can try to check their past projects. Don't just rely on sales pitches. Get everything in writing, especially about amenities and their timelines.
This isn't just a JMS Prime Land issue, it's a Gurgaon-wide problem. Builders are selling dreams of 'luxury living' with huge clubhouses and fancy facilities, but when it comes to actual execution and long-term maintenance, they fall short. The current market conditions in Gurugram are so competitive that everyone promises the moon. I've seen projects on Airport Road where the clubhouses look grand but are barely used because the quality of equipment or the staffing is poor. It's all about the 'wow' factor during sales, not long-term utility.
Haan, but are there any projects near Baharampur Naya or that side that actually have good, usable clubhouses? I'm looking there, so any genuine recommendations?
Exactly! Bhai, you hit the nail on the head. Even in emerging areas like Badshahpur, the new launches are making similar promises. As first-time buyers, we get swayed by these glossy brochures and then feel cheated later. It's a big investment, can't afford such risks.
JMS Prime Land ki baat ho rahi hai? I've been eyeing that project too. But seeing the OP's comments, it makes me nervous. Has anyone visited their site recently? How's the progress? And honestly, are their clubhouses and facilities looking genuinely functional or just for show, as mentioned?
And the price range is ₹1.7 Cr – ₹2.2 Cr for an ongoing project. That's a lot of money to pay for something with so much uncertainty about amenities and timely possession. My budget is stretching already for this segment.
I checked JMS Prime Land's RERA details. The RERA number is GGM/435/167/2021/03. Possession date is 2023-12-01. It's an ongoing project, and the possession date is practically here. If it's still 'ongoing' and not ready for fit-outs, that's a red flag for timely delivery. Clubhouses toh last mein bante hain, so I doubt they'd be fully functional by now.
Bilkul sahi kaha aapne! My biggest fear as a first-time buyer isn't just the EMI, it's paying hefty maintenance charges for things that don't even work. Builder brochures mein toh sab amazing lagta hai, but reality check is always so different. Elevators ki problem toh common ho gayi hai Gurgaon mein. Kya fayda itne paise kharch karne ka?
Totally agree! Bhai, yeh maintenance charges kitne hote hain typically for a 2BHK in a new society? Especially for something like JMS Prime Land, will it be very high?
