Gurgaon upgrades: Is the premium justified?

Did a site visit to Ashiana Aaroham Phase 1 last Saturday, then checked CS Roseate Luxury Floors. I'm currently in a 2BHK in Sector 43, thinking of upgrading. Ashiana is upcoming, price is ₹2.90 Cr onwards, but phir total cost kitna jayega? CS Roseate is ready-to-move, ₹3.10 Cr, so no construction delay risk. But is Ashiana ka appreciation potential better in 5 years? Already have a home loan, so EMI matters. Plus, ready project mein hidden costs kitne honge? Koi experience share karega?
