Gurgaon villa premium doesn't make sense

Golf Course Extension Road — been looking at M3M projects for a 3BHK or maybe a villa. Currently in a 2BHK in DLF Phase 4, but family badh rahi hai. Is the price jump for a M3M villa near SPR worth it? Builders like Godrej and Sobha bhi options de rahe hain, but the premium... not sure if it's justified. Any experiences with these builders ka quality? EMI ka bhi tension hai.
