posted on 12 MayGurgaon's 3BHK appreciation: The real rental yield trap
Okay, I'll be honest — I'm completely fed up of renting in Gurgaon, especially after my landlord hiked the rent AGAIN. Finally taking the plunge to buy, but I'm stuck between 2BHK and 3BHK. Everyone glorifies 3BHK for capital appreciation, saying it's the 'family' choice, but nobody talks about the actual rental yield in areas like Dwarka Expressway or Cyber City. I'm eyeing a 2BHK around ₹1.2 Cr in Sector 84 vs a 3BHK near ₹1.8 Cr in Sector 102. Meri thinking hai, 2BHK will be easier to rent out to bachelors or smaller families, especially with all the IT crowd. Will that extra ₹60L for a 3BHK really give better ROI? Or is it just a bigger EMI headache? Change my mind.
