Did a site visit to M3M Golfestate on Saturday and honestly, prices have gone crazy. I work in real estate but buying for myself is different. Everyone glorifies Gurgaon's growth, but I feel current rates are already at peak. Dwarka Expressway ka hype bhi priced in hai. ROI is questionable now. Change my mind.

Haan, prices high hain, but Gurgaon always bounces back. Plus, the infrastructure coming up, especially around Dwarka Expressway, is massive. Agar long-term investment hai, toh I don't think it's a bad time. My uncle bought near Badshahpur 5 years ago, and he's seen crazy appreciation. Even the new sectors near SPR are showing good promise for future growth.
Exactly my thoughts. Humne bhi last year Airport Road ke paas ek plot dekha tha, builder ne itne bade sapne dikhaye the but when we checked the RERA status, it was all pre-launch hype. Ab toh lagta hai thoda wait kar lena chahiye. Mera friend Basai mein leke phasa hai, possession date 2 saal se extend ho rahi hai.
Yeh builder delays toh common ho gaye hain. Bohot risky hai off-plan lena ab. First-time buyers ke liye toh double tension hai.
U8, Basai mein bahut saare projects hain jo delay ho rahe hain. Mere friend ka toh XYZ Residency hai, 3 saal se wait kar raha hai. RERA pe toh completion date hoti hai, but builder usko modify kar deta hai, ya construction slow kar deta hai. Best hai ki ready-to-move ya near-completion properties hi dekho, agar budget allow kare, warna risk bahut high hai.
Basai mein kaunsa project hai? Mera bhi ek friend wahan dekh raha tha. RERA status check karna toh must hai, par builder ke promises pe kaise trust karein?
Peak toh lag raha hai, but what about the demand? Log toh fir bhi khareed rahe hain, right? Is there any specific data to back this 'peak' claim, ya bas gut feeling hai?
Exactly! Builders abhi bhi old rates pe discount nahi de rahe, even when sales are slow. It's like they're waiting for a miracle.
Data toh specific nahi hai, but if you compare current rates to 2020-21, it's easily a 30-40% jump for good projects. That's not sustainable growth in such a short period. Plus, interest rates bhi upar hain, making EMIs hefty.
Totally agree bhai! M3M toh out of budget hai. Bahut tension ho rahi hai market dekh ke.
