I'm currently in a 2BHK, thinking of upgrading to a 3BHK or villa, but I'm honestly struggling to justify the price jump. Everyone talks about the fancy clubhouses and green spaces in projects like Godrej Astra, but nobody mentions the actual construction quality. I'm seeing so many issues with cracks, cheap fittings, and even seepage within a year of possession in other places. How does this even translate to good resale value or attract reliable tenants? My biggest concern is high maintenance charges for basic services, not just fancy amenities. Is the premium for these new projects really worth the future headaches and potential depreciation? Change my mind.

Bhai, Godrej Astra ka price range dekh ke toh mera sar ghoom gaya. ₹10.7 Cr – ₹14.7 Cr for a project that delivers in 2031? That's almost 8 years from now! By then, who knows what the market will be like. And for that price, construction quality should be top-notch, not just fancy clubhouses. Has anyone actually checked their RERA details properly for past projects? RC/REP/HARERA/GGM/883/615/2024/110, this number is for a project starting in 2024, not much info on past quality.

Exactly! My cousin bought in Baharampur Naya, and after 2 years, cracks are showing and fittings are falling apart. Builders just don't care about quality anymore, they just want to sell quickly and move on.
