Gurgaon's 'hot' areas are massively oversold.
Was supposed to decide by last month but this property hunt is next level stress. Fed up of renting, my landlord just hiked rent again in Sector 82. Everyone keeps hyping Dwarka Expressway and Golf Course Extension, saying prices will only go up. But honestly, I think those areas are already oversold. For an investor, value kahan hai? I'm looking for real price correction zones, not just market hype. Kahan mil sakta hai underpriced asset, maybe future potential? Like Market Road side, ya koi less popular sector? Also, builder se direct deal better hai ya broker? Log kehte hain broker ka network achha hota hai, but unka commission bhi toh hota hai. Builder ka "no-discount" policy kitna sach hai? Sometimes they give spot discounts right? Is it better to wait for those, ya pehle hi negotiate karna chahiye? M3M ya DLF jaise bade builders ka kya scene hai? Change my mind.
