Been looking for a 3BHK upgrade for six months. GC Homes DLF Luxury Floors kaafi attractive hain, but promised amenities vs. actual delivery worries me. My current society ka clubhouse bas naam ka hai. Is the premium justified for facilities? High maintenance charges ka service quality se kya connection hai?

GC Homes DLF Luxury Floors is listed as 'COMPLETED', but has anyone actually moved in there? Kya actual residents ka experience hai? Because 'completed' aur 'livable' mein bahut fark hota hai, especially with amenities.
U4 ne maintenance charges ka pucha tha, aur U6 ne actual experience. The connection between high maintenance and service quality is often non-existent, bhai. For GC Homes, I heard maintenance is around ₹5-6 per sqft, which is quite high. But if the pool is perpetually 'under maintenance' and parking is a mess, then what are we paying for? Builders just quote high numbers without delivering proportional service. It's a common scam in many Gurgaon societies.
Haan U6, mere ek colleague ka relative move in kar chuke hain. Unhone bataya ki clubhouse aur gym toh operational hain, but pool abhi bhi under maintenance hai, aur kids play area mein bhi finishing work baaki hai. Plus, parking space ko lekar bhi issues hain.

Now, after possession, it's just an empty plot with some weeds. Builders often cut corners post-booking. Given the current market conditions in Gurugram, where demand is high, they know they can get away with it. We need to be extra cautious and check RERA documents thoroughly for exact specifications, not just glossy brochures.
But GC Homes DLF Luxury Floors toh kaafi reputed project hai, aur location bhi Airport Road ke paas hai. ₹2.0 Cr se ₹5.0 Cr tak jaa raha hai, toh kuch toh value hogi na? Maine site visit ki thi, club house toh impressive laga tha.
Maintenance charges kya bol rahe hain for GC Homes?
U2, site visit pe sab achha hi lagta hai! Mera experience Baliawas mein ek project ke saath bahut bura raha hai. Initially they promised an Olympic-sized pool and a fully equipped gym. Possession ke baad pata chala, pool toh ek puddle hai aur gym mein bas 3-4 machines. Maintenance charges toh ₹10,000+ lete hain, but security guards bhi theek se nahi milte. Is premium ka koi matlab nahi agar basic services bhi na milein.
Totally agree yaar! Gurgaon mein luxury ke naam pe bas façade dikhate hain. Amenities toh bas brochure mein achhi lagti hain.
