Okay I'll be honest — I completely underestimated how confusing this process is. I'm looking for a 2BHK or maybe a small 3BHK around Dwarka Expressway, budget ₹1.8-2.2 Cr. Builders like Bestech are pushing pre-launch offers, saying abhi sabse kam price hai. But I'm hearing ki actual savings utne hote nahi. Is pre-launch pricing really a discount, ya just a FOMO tactic? Also, yeh super area vs carpet area ka game samajh nahi aa raha. Builder quote mein itna difference kyun hota hai? Even in areas like Bhondsi, prices seem to have shot up. Aur floor rise premium, PLC kitna legitimate hai? Kya sach mein worth it hai? Has anyone else faced this in Gurgaon? How much can one actually negotiate on these extras?

Exactly! Hidden costs are the worst. Booking ke baad pata chalta hai ki registration, maintenance, IFMS sab add ho jaata hai.
