I'm also a first-time buyer and this is my biggest confusion. Builders in areas like Badshahpur are also pushing these 'lifestyle' projects. But does a fancy lobby or a golf simulator actually translate into higher rent or faster occupancy? Or is it just a way to justify a higher per sqft price?
That's a very valid question. From what I've seen in projects around Golf Course Extension Road, the *initial* occupancy might be faster due to the hype, but sustaining a higher rental yield becomes difficult. Maintenance charges eat into your profits big time. Plus, the current Gurugram market for rentals is quite competitive. Tenants are smart, they compare. If two flats are similar but one has a grand clubhouse and higher rent/maintenance, many will pick the simpler, cheaper option. I know someone who bought in a very high-end project, and his rental yield is barely 3%

Thoda disagree karunga. Kuch tenants, especially expats ya high-salaried professionals, do look for these amenities. My friend rented out his flat near Airport Road (Gurgaon side) and he said the clubhouse and pool were big deciding factors for his tenant. It's about targeting the right demographic, I feel.
