RERA compliance is a total minefield for investors. Just got my DLF Privana West flat. I checked title docs like crazy after seeing issues elsewhere. How do you really check RERA registration red flags? Does RERA actually help with complaints, or is it just for show when real problems like title clarity come up?

My experience with Orris Infrastructure has been a nightmare, so I completely second this. Booked in their project near Baharampur Naya, they showed us all RERA papers, but the project is stalled. RERA portal pe complaint dali, but progress is super slow. They just keep giving new 'revised' possession dates. It feels like RERA is more for builders to show compliance than to actually protect buyers. Title clarity toh door ki baat hai, yahan toh construction hi nahi ho rahi.
Haan yaar, Orris Infrastructure ka track record bohot inconsistent hai. Mere ek colleague ne bhi Orris ka ek plot liya tha, jismein unko NOCs aur clearances ke liye bohot bhagna pada. RERA portal pe complaints toh dikhti hain, but unka resolution rate kitna hai, yeh ek bada question mark hai. Lagta hai builders bas RERA registration le lete hain to attract buyers, but actual compliance ground pe zero hai.

Haan yaar, same feeling hai. Hum bhi Airport Road side dekh rahe the, aur har dusra project RERA compliant dikhta hai. But jaise aapne bola, title docs ya actual site pe kuch aur hi scene hota hai. Par yeh red flags check kaise karte hain? Koi batao please, first-time buyer hain, bahut nervous hai.
Exactly, aur builder se clear timeline aur penalty clauses for delays written mein lo. Maine Basai mein ek project dekha tha, builder ne verbally bahut kuch bola, but agreement mein sab vague tha. Lawyer ne bola avoid karo, aur sahi kiya maine.
Dekho, red flags check karne ke liye sabse pehle toh RERA website pe project details aur builder ka track record poora check karo. Builder ki financial health bhi dekho. Fir, ek experienced property lawyer se title documents, land records, aur all approvals (environmental, building plan) thoroughly verify karwao. Site visit pe jaake construction progress aur quality bhi dekho. Aur haan, builder ke past projects ka status bhi pata karo, especially possession history. Yeh sab basic steps hain, par bahut log skip kar dete hain.
Totally agree with the post! RERA was supposed to be a game-changer but lagta hai builders ne usmein bhi loopholes nikaal liye hain. My friend booked a flat near Badshahpur, builder ne bola RERA registered hai, but possession date 2 saal se extend ho rahi hai. Ab toh lagta hai sab bas paper pe hi acha dikhta hai. DLF Privana West mein bhi title issues sunke toh aur darr lag raha hai.
Yeah, Badshahpur area mein bahut builders ne promises kiye hain. My cousin also faced delays with a project near Baliawas. RERA registration seemed like a formality, not a guarantee for timely delivery.
