Did a site visit to Pankaj Homes in Sector 74 last weekend. Prices for a 2BHK are around ₹1.8 Cr. The builder's team quoted a 'no negotiation' policy, but my broker says he can get a spot discount. Honestly, I'm not sure if that's just a sales tactic or if real discounts are possible in Gurgaon. How much can one realistically expect to knock off the price, especially on a new launch? Also, should I trust the broker more than going direct to the builder for a better deal? What are your experiences?

Yaar, yeh builder ki 'no negotiation' policy sunke toh mujhe bhi doubt hota hai. Last year, main bhi ek project dekh raha tha Airport Road ke paas, same story thi. Broker ne bola discount milega, builder ne mana kar diya. End mein kuch khaas nahi mila. Pankaj Homes, Sector 74 ka RERA number check kiya kya? Sometimes these 'spot discounts' are just them adjusting the price to what it should be, not a real reduction.
