posted on 7 MayGuru Harkrishan Nagar: High maintenance societies are never worth it, prove me wrong.
Guru Harkrishan Nagar — kids have moved out, so we need a compact flat. Existing property ki resale se fund hoga. Two societies hain, both with lifts. Ek ka RWA active hai par maintenance high. Dusre mein hospital proximity better hai. Is area mein hospitals ka kya scene hai? Aur RWA effectiveness ya charges ka real feedback kya hai?

Yaar, Guru Harkrishan Nagar mein hospitals toh hain, like Moolchand and Max Saket is not too far. But RWA charges can really pinch. I know someone in Aram Bagh, unka RWA is very relaxed but the building is falling apart. So, active RWA is good, but you need to see what they're actually spending on and if it aligns with your needs.
Resale value is super important right now. The market is a bit slow in Delhi for older properties, especially compact flats. People prefer new constructions or gated communities with modern facilities. Be careful with your existing property's valuation, it might not fetch what you expect.
RWA effectiveness is a double-edged sword. Active RWA means better amenities and security, but it also means strict rules and higher charges. It's a balance. But if you're downsizing, maybe less amenities means less maintenance?
It depends on the services provided. If they're providing security, power backup, common area cleaning, lift maintenance properly, then high charges can be justified. Check their balance sheet, that's key.
But sometimes a 'relaxed' RWA means no one takes responsibility. Then common areas get neglected. I'd rather pay a bit more for a well-maintained building.
Exactly! My parents live in a society near Anand Vihar, and their RWA is super active but also transparent with expenses. It's about transparency, not just activity.
Hospital proximity is crucial, especially when kids are out. My parents faced issues in Anand Niketan without good hospitals nearby. Guru Harkrishan Nagar mein kya options hain? Max Hospital, Fortis? Any specific feedback on their emergency services?
Agreed with U4. Moolchand is good for general check-ups. But if you need super-specialty, you'll end up going further.
Moolchand is decent, but for serious emergencies, Max Saket is better. It's a bit of a drive though, especially during peak hours. Guru Harkrishan Nagar se around 15-20 mins.
Totally agree, high maintenance is a trap! We almost bought in Alaknanda with a super active RWA, but their monthly charges were insane. Phir baad mein pata chala ki they even charge for guest parking. Guru Harkrishan Nagar mein bhi same issue lag raha hai, be careful.
Yes, and these RWAs sometimes have their own agendas. They might spend on things not everyone needs. Ek baar toh humare yahan gym equipment khareed liya jo koi use hi nahi karta tha.
Sahi kaha, bhai! My friend in Ansal Villas pays so much for maintenance, and for what? Pool is always dirty.
