Spent the whole Sunday checking out options in Sector 82 and Dwarka Expressway. Everyone's talking about huge appreciation for 2026, but honestly, are prices there sustainable? Which areas will *really* give returns, or is it all just hype? Change my mind.

Bhai, Dwarka Expressway pe appreciation ka hype toh bahut hai, but sach mein sustainable hai kya? Prices already sky-high lag rahe hain. Kya lagta hai, yeh bubbles toh nahi?
Yeh builders ki marketing strategy hoti hai. They create FOMO. Look at the actual infrastructure development, not just the proposed plans. A lot of projects are still far from completion, which affects liveability and eventually, real appreciation.
I booked a 2BHK near Basai two years ago, thinking it was a steal. Now, the prices have barely moved, and possession is delayed. Builders promise the world for Dwarka Expy, but ground reality is different. My friend invested in Sector 82 and is also stuck. Be careful, a lot of it is just speculative buying right now.
