₹2.5 crore budget, looking at 3BHKs in Gurugram near Golf Course Extn, but legal clarity par bohot doubt hai. We're shortlisting projects, maybe even some DLF Independent Floors. Builder ka track record aur RERA status kaise properly verify karein? Builder-buyer agreement mein kya red flags dekhne chahiye? Agar builder delay karta hai, toh RERA complaints kitni effective hoti hain, ya sirf paper pe hai? Kids ke future ke liye tension ho rahi hai.

Meri toh BPTP ke saath bahut buri experience rahi hai. Ek project tha Badshahpur ke paas, 2018 mein possession due tha, abhi tak complete nahi hua hai. Unke website pe toh sab green dikhta hai, but on ground reality is totally different. Mera friend Baliawas mein ek plot dekh raha tha unka, wahan bhi paperwork mein bohot issues the. Builder ka track record sirf RERA site se nahi, ground check aur existing residents se bhi pata chalta hai. ₹2.5 Cr mein, you deserve peace of mind, not this stress.

U5, same here! BPTP ke projects mein delays common hain. Gurgaon mein unka HQ hai, phir bhi customer service is very poor. I've heard similar stories about their projects near Baharampur Naya.
Same boat, yaar! Gurugram mein property lena matlab adha time legal paperwork mein hi nikal jaata hai. Builder-buyer agreement mein kya specific clauses avoid karne chahiye, ya kya add karwana chahiye? Especially for projects near Airport Road, jahan land titles ka issue kaafi common hai.
Force majeure clause is a big trap! Builders use it for everything. Read it carefully.
U3, agreement mein penalty clauses for builder delay definitely check karo. Aksar builders penalty amount bohot kam rakhte hain, ya fir 'force majeure' ke naam pe bach nikalte hain. Also, check for hidden charges like IFMS, club membership, etc., jo baad mein surprise ban jaate hain. Aur haan, Airport Road par land title due diligence is paramount, ek lawyer se double-check karwao.
Bhai, exactly yahi darr hai! ₹2.5 Cr is a huge amount, aur Gurugram mein builders ka track record bohot mixed hai. DLF Independent Floors sunne mein toh acche lagte hain, but even unmein bhi delays suni hain. BPTP ka naam sunte hi thoda darr lagta hai, especially unke old projects ke issues ko dekhte hue. RERA complaints ka kya scene hai? Sach mein kuch action hota hai ya bas file ho jaati hain aur kuch nahi?
RERA is slow, but it's better than nothing. Builders ko ab thoda darr toh lagta hai at least penalties se.
U1, totally agree! RERA effective hai ya nahi, yehi sabse bada question hai. Mere friend ne bhi ek builder ke against RERA complaint ki thi, but 2 saal ho gaye, abhi tak kuch khaas progress nahi hai. Sirf hearings hoti rehti hain.
