The EMI vs rent math in Gurugram is getting tricky for end-users. I'm based in Dubai, wondering if buying a 3BHK now makes sense. Looking at Golf Course Ext or Dwarka Expressway, projects by Godrej or M3M are easily ₹2.5 Cr+. High EMI plus maintenance worry me; rental yields barely hit 3%. Managing from abroad without site inspections is a headache. Need a property manager, power of attorney. Is it better to just rent for now, ya phir buy? What are actual rental income vs EMI experiences in Sector 65 or 82? Need ground reality check.
