Dwarka Expressway projects — eyeing them for a while. Currently in a 2BHK in Sector 82, thinking of upgrading to a 3BHK. Looking at DLF, M3M, Godrej projects near Sectors 102-108. My main concern is their on-time delivery track record and construction quality. DLF ki reputation toh hai, but newer projects ka kya scene hai? M3M ke projects looks flashy, but delivery ka record kaisa hai? Godrej seems reliable, par are they worth the premium for an end-user? I hear stories about plaster cracks or seepage post-possession. Is the price jump really justified? What's your experience with their issues?

Yaar, my advice would be to be very careful. DLF ka name hai but newer projects mein delivery delays aur quality issues aate hain, especially with the finishing. Mera ek dost Sector 104 mein M3M Golfestate Extension mein liya tha, 6 mahine delay hua aur possession ke baad plaster cracks ki complaints aayi hain. Seepage ki stories toh Dwarka Expressway projects mein common hain because of the soil conditions and rapid construction. Godrej, haan, unka finish achha hota hai but premium itna ki resale value mein utna return milega kya? Aur Dwarka Exp. pe connectivity improve ho rahi hai, but internal roads aur daily commute ka kya scene hai? Especially if you work closer to Cyber Hub, consider the added travel time and traffic near Airport Road.
Traffic toh Gurugram mein har jagah
Resale value ka point sahi hai, especially with these premium builders. Agar aap itna upar price pay kar rahe ho, toh future appreciation bhi dekhna padega. Sector 108 mein prices already sky-high hain, toh upside kitna hai, that's a big question mark. Plus, the current market is a bit slow for resales, so liquidity can be an issue.
Totally relate, bhai! I'm also looking for a 3BHK upgrade from a 2BHK in Sector 85. DLF's brand value is strong, but their new projects near Sector 102 seem overpriced for the amenities they offer. M3M looks fancy, but heard about delays from multiple sources. Godrej feels safe, but that premium pinch is real. Confused between brand, bling, and budget myself!
