Kya Gurugram mein builders ka delivery track record sahi hai? I'm currently in a 2BHK near Cyber City but looking at 3BHK options on Golf Course Extension. Thinking about DLF, M3M, ya maybe Godrej. Heard mixed reviews about M3M's construction quality after possession. Also, amenities jo brochure mein dikhate hain, woh actual mein milte hain kya? Especially for Sobha projects. Is the price jump worth it for these big names?

Dekho, every big builder has some hits and misses. DLF generally delivers quality, but their premium is huge. Godrej is decent, but sometimes their smaller projects lack the 'wow' factor. Sobha ki quality no doubt best hai, but is the premium worth it for a first-time buyer with budget constraints? Aur unke amenities, especially green spaces and sports facilities, kya actual mein maintain hote hain after handover? Ye important hai, warna brochure mein toh sab kuch dikha dete hain.

Exactly! Brochure mein toh sab kuch dikha dete hain, but after possession, maintenance ka issue aa jata hai. My friend's Sobha project near Badshahpur has a great gym, but the swimming pool is often closed for 'maintenance' and the kids play area is barely used.
Current market mein Gurugram mein prices bahut upar hain, especially for 3BHKs on Golf Course Extension. Sobha ke projects ka price jump toh next level hai. You might find better value in areas like Basai if you're willing to commute a bit more for space and affordability.

Meri personal experience M3M ke saath Baharampur Naya mein acchi nahi rahi. Book kiya tha 2018 mein, bola tha 2021 tak mil jaayega. Abhi tak phase 1 hi complete hua hai. Construction quality ki baat karoon toh, walls mein cracks dikhe hain site visit pe, aur plumbing fittings bhi low quality ke lag rahe the. Amenities jo dikhaye the brochure mein, woh toh sapna hi lagte hain. Swimming pool aur clubhouse ka foundation bhi nahi bana abhi tak. RERA mein complain bhi kiya hai, but progress slow hai. Soch samajh ke decision lena.
Agree, M3M can be tricky. But DLF aur Godrej ke projects Airport Road ke paas waale bhi dekho, thode expensive hain, but usually better track record. Just cross-check RERA dates thoroughly before committing anything.

M3M se door raho bhai. Mere dost ne liya tha, possession ke baad headache hi headache hai. Amenities toh sirf brochure mein hi achhe lagte hain.
Totally relate yaar! I'm also eyeing Golf Course Ext. for a 3BHK. The builder dilemma is real. M3M ka naam toh suna hai, but quality concerns are everywhere. DLF seems safer but price point is just too high for first-time buyers like us.
