posted on 13 MayGurugram amenities don't boost investor returns
Budget finalised, loan pre-approved — now stuck on how much amenities actually matter for an investor. I'm looking at places like Raheja Krishna. My gut says fancy clubhouses and green spaces are just marketing, not real rental drivers. Do tenants really pay extra for these, or is it just a higher maintenance cost for us? I'm trying to figure out if that amenity premium is ever worth the ROI. Hope someone has cracked this.

I think it's a mix. For end-users, amenities matter a lot for lifestyle. But for an investor, it's a double-edged sword. Yes, they can attract certain tenants, but the increased cost of acquisition and maintenance often eats into the rental yield. You need to do a proper cost-benefit analysis for Raheja Krishna.
Dekho, Gurugram mein market kaafi volatile hai. Amenities ka hype bahut hai, but actual value for money depends on location and connectivity. Raheja Krishna ka RERA number 21 hai, so that's legitimate, but 1660 units means a lot of competition if you're looking for tenants. Badshahpur side mein bhi similar projects hain, but wahan connectivity issue rehta hai, so rentals suffer.
RERA number 21 hai, U6! U7 ne sahi bola.
Exactly! Main khud pichhle saal ek property dekh raha tha Gurugram mein, builder ne clubhouse aur landscaped gardens ka itna hype kiya. But jab ground reality dekhi, toh location itni andar thi ki cab bhi mushkil se milti thi. Current market conditions mein toh tenant bhi smart ho gaye hain, they prioritize daily commute and necessities over a fancy pool they'll use twice a year.
Bhai, amenities ka chodo, pehle delivery dekho. Raheja Krishna completed hai, that's a plus, but 1660 units hain. Itna supply mein rental yield kitna aayega? Plus, ₹13 L – ₹25 L price range mein, investors usually look for higher capital appreciation, not just rental. Airport Road ke paas waale projects mein phir bhi demand rehti hai.
Raheja Krishna ka RERA number kya hai? Just to cross-check.
Sahi kaha. Mera ek friend ne Basai mein ek project liya tha, amenities ke chakkar mein, ab usko tenant mil hi nahi rahe. Bolta hai ki location is king, amenities are secondary for tenants.
Yaar, exactly my thoughts! Yeh fancy amenities dekh ke lagta hai ki extra paisa jaayega, but return mein kya milega? My broker keeps pushing for projects with clubhouses, saying tenants love them, but I just see higher maintenance bills. Raheja Krishna mein bhi same dilemma hai.
Haan, aur maintenance cost alag. Raheja Krishna ka toh suna hai ki maintenance bhi upar hai. Is it really worth it for an investor?
Totally agree! End mein tenant ko toh sirf basic needs chahiye hoti hain, gym aur pool kaun use karta hai daily?
