Okay I'll be honest — I completely underestimated how much builders overpromise on amenities. Raheja Krishna Housing Scheme mein bhi yahi haal hai. Brochure mein jo dikhaya, actual mein woh deliver nahi hua. Clubhouse sirf show-off hai, koi use nahi karta. Green areas bhi naam ke liye hain. Isse rental yield aur resale value pe kitna fark padta hai? Investors ke liye kya yeh amenities sirf ek extra cost hain? Ya log dekhte hain inko? Any advice on how to factor this in future investments?

Mera ek dost Baliawas mein ek project dekh raha tha, same story. Builders show you these fancy renders of lush green spaces and state-of-the-art clubhouses. But jab possession milta hai, toh woh sab adha-adhura ya low-quality hota hai. They use these amenities as bait to justify higher prices, especially for first-time buyers like us who get easily impressed. It's a classic trick, I tell you.
Absolutely, U8. My advice would be: visit the site multiple times, not just on the builder's 'open house' day. Talk to existing residents if
Sahi pakde ho! Meri search mein bhi yahi ho raha hai. Bahut frustrating hai yaar.
Isse rental yield aur resale value pe kitna fark padta hai? Gurugram market mein competition itna zyada hai, toh kya buyers amenities ko seriously consider karte hain, ya sirf location aur price dekhte hain? Current market conditions mein toh har cheez ka impact hota hai.
Hum toh Raheja Krishna Housing Scheme mein interest le rahe the, but this makes me think. What about their RERA details? Brochure mein toh bahut kuch dikhate hain, like a fully equipped gym and landscaped gardens. Are these amenities mentioned specifically in the RERA documents? Or is it just vague promises?
Exactly! U4 ka point valid hai. My cousin booked a flat in a similar price range near Airport Road (Gurgaon side), and unka 'multi-purpose hall' was always locked or used by the builder for storage. When you're spending ₹13-25 Lakhs, you expect what's promised, especially for something that impacts your daily life. These builders really need to be transparent. Is it just a way to inflate prices?
Haan, RERA number 21 hai uska. Aur project completed bhi hai. But even completed projects mein amenities ka issue rehta hai. Mera ek friend ne bhi bataya tha ki jo dikhaya woh mila nahi, aur price range ₹13 L – ₹25 L mein yeh expectations toh honi hi chahiye.
Yaar, exactly my thoughts! Yeh post toh mere dil ki baat keh gaya. I'm looking at properties in Gurugram and har brochure mein fancy amenities dikhate hain, but I always wonder if they're actually usable. Budget tight hai, toh har extra cost ka hisaab lagana padta hai.
Sahi keh rahe ho U1. I visited a project near Basai Road last month, and the 'swimming pool' was barely bigger than a bathtub. They showed us these grand designs, but on site, it felt so cramped. For us first-time buyers, every rupee counts. If these amenities are just for show, then why are we paying for them? It's like paying for a car's sunroof that never opens.
Totally agree bhai! Same experience here, especially with these 'clubhouse' claims. Koi use karta bhi hai kya?
