Gurugram amenity hype doesn't justify cost
Does anyone else feel Gurugram project amenities are just for show? I just got possession of my unit in Mayfield Garden Luxury Floors a couple months back. Honestly, I'm already seeing small cracks near windows and some plumbing issues. Things nobody told me during site visits. For an investor, does this initial construction quality really hit resale value hard later? Or does location always trump these things? Also, the promised clubhouse looks great, but how much does it actually get used? Is it worth paying the extra PLC for these 'luxury' amenities if tenants don't care, or if they become ghost facilities? I'm trying to figure out if these add real value for future rental yield or just inflate initial costs. What's your first-hand experience with maintenance costs for such issues after the first year?

I can totally relate. I bought a 3BHK in a different project near Basai two years ago, and my 'luxury' clubhouse is now mostly a dusty gym and an unused swimming pool. The maintenance charges are sky-high, and I'm paying for amenities that maybe 10% of residents actually use. The PLC (Preferential Location Charges) for facing the clubhouse was like 3 lakhs extra! Does anyone ever recover these PLC costs when selling or renting out? My tenants don't care about the pool, they just want good connectivity
Bhai, Mayfield Garden Luxury Floors ki quality itni kharab hai? Which builder is this? I thought they were supposed to be good. This is really concerning.
U3 is right. Builders are cutting corners everywhere these days, especially with the rising material costs. They lure us with fancy clubhouses but compromise on the basics. This is why the Gurugram market feels so inflated for what you actually get.
U2, it's XYZ Developers (fictional name for builder, as per industry practice). Unka track record thoda mixed raha hai, especially with after-sales service. My friend bought a flat from them near Badshahpur and faced similar issues with finishes and plumbing. They take forever to fix things.
Yaar, so glad someone finally said this! I've been eyeing properties in Gurugram, specifically around the Airport Road side, and the prices for these 'luxury floors' are insane. Like, ₹2.7 Cr is the starting point for Mayfield Garden? For that price, you expect perfection, not cracks post-possession. The amenities always seem to be the biggest selling point, but do they really justify the premium?
