posted on 10 MayGurugram brokers gatekeep all rental listings
Since January I've been trying to find a good rental in Gurugram, mostly around Sohna Road or Dwarka Expressway. Everyone talks about the high rents, but nobody mentions how brokers gatekeep everything. I work in real estate, but even I'm struggling to bypass them for a direct deal. It feels like they just list properties and then demand a full month's rent as commission. Is it even possible to find a flat without paying this absurd fee anymore? Change my mind if you've done it.

I tried the 'direct owner' route too, but it's a wild goose chase. Most listings claiming to be direct are brokers using dummy numbers or just bait. I even went to a few societies near Dwarka Expressway and asked the security guards, but they just directed me to their 'preferred' brokers. It's like they have a nexus, or maybe they get a cut. The current market conditions in Gurugram, especially for good quality rentals, just make it easier for brokers to control supply and demand. It's definitely a landlord's market, and brokers are the ultimate gatekeepers, making it almost impossible to bypass them for a decent place.
Toh iska solution kya hai? Kisi ne bina broker ke deal crack ki hai kya recently?
U4, I managed to get a direct deal in Sohna Road last month. It took me 3 months, cold calling every 'To-Let' sign I saw, and talking to watchmen in societies. Finally found an owner who lives abroad and didn't want to deal with brokers, only direct tenants. But it's exhausting, like a full-time job. You need extreme patience and time, which not everyone has.
Yes, U4. My friend found a place in Sector 47 through a society notice board. But that's pure luck and a lot of legwork, visiting societies physically. No magic app yet.
Hmm, I get the frustration, but sometimes brokers do add value, especially if you're new to the city and don't know the areas well. They know the localities, handle the paperwork, and can sometimes filter out dodgy landlords. Maybe the issue isn't brokers themselves, but the exorbitant commission? I found my place in Basai through a broker, but negotiated for half a month's rent. It's possible sometimes if you haggle hard.
Totally, OP! I moved to Gurugram last year, thinking I'd find something decent without a broker after hearing about direct deals. Spent almost two months running around Sector 57 and Golf Course Extension. Every 'owner listed' ad on portals turned out to be a broker in disguise. Ended up paying a full month's rent as commission for a 1BHK near Baharampur Naya. It was either that or keep living in a PG, so I bit the bullet. The market is just rigged, boss, especially for first-time renters like us.
U9, U2's experience is common. I tried all the apps like 99acres, MagicBricks, Housing, but they're flooded with broker listings. Even Facebook groups are full of them. It's a maze.
Two months is a long time! Did you try any specific apps or just property portals? I'm scared of wasting so much time.
Same here, Baharampur Naya mein! Had to pay up.
Bhai, you're not alone! Since Diwali, I've been looking near Airport Road for a 2BHK, and it's the same story everywhere. Brokers are like gatekeepers. Feels like they've formed a cartel or something, controlling all the good listings. It's so frustrating to see a 'For Rent' sign and then find out you can't even talk to the owner directly.
Cartel lagta toh hai. Ek flat dekha Badshahpur mein, broker bolta 'sir, direct deal possible hi nahi'. Matlab kya hai ye? Even if you find an owner, they often say they prefer dealing through their 'trusted' broker.
Exactly! So frustrating yaar. It's like they own the market.
