Gurugram: Builder choice anxiety for my own home
Golf Course Extension Road — been looking at properties here for a while now. I work in real estate, so I know the marketing spin, but buying for myself is totally different. My budget for a 3BHK is around ₹2-2.5 Cr. I'm torn between a few projects, mainly from DLF, M3M, and Godrej. My biggest worry hai ki delivery time aur construction quality. DLF ka track record toh generally acha hai, but sometimes delays ho jaate hain. M3M projects look great, but I've heard mixed reviews on post-possession issues, like finishing aur minor cracks. Godrej seems reliable, but unke projects ka location ya design sometimes utna appealing nahi lagta. Should I prioritize on-time delivery over a bit of finishing hassle? Which builder do you guys think has a better balance of both in Gurugram, especially for a self-use flat? What's your real experience with their actual construction quality after a few years?

Totally understand your dilemma, bhai! Same boat here. GCX is prime, but these builders, sabki apni kahani hai. I'm also eyeing a 3BHK in that budget, but the thought of delays gives me nightmares. What about their RERA ratings, have you checked those specifically for these projects?
