Gurugram builder 'final price' is never final.
₹1.8 Cr for a 3BHK in Baliawas from Vatika Group, that's what a broker quoted me last month. I'm finally taking the plunge after years of renting and being fed up with landlord drama. But yaar, is this price the final number? I'm worried about hidden charges jo possession ke time pe aate hain. Suna hai ki builders kaafi cheezein add kar dete hain later, like maintenance advance, club membership, ya even some obscure PLC. Has anyone bought recently near Dwarka Expressway or Baliawas? How much did you actually end up paying over the base price? And negotiation Gurugram mein kitna chalta hai? Broker bolta hai 2-3% max, but I'm not sure if that's true. Should I push harder? Any tips on what to look out for in the builder-buyer agreement to avoid these surprises?

Bhai, you are absolutely right to be worried. Builders ka toh pura game hi hidden charges pe chalta hai. Mere ek friend ne DLF project mein liya tha near Airport Road, usko bhi possession ke time pe 10-12 lakh extra dene pade the. Vatika ka track record bhi utna clean nahi hai, especially in Baliawas area. Be very careful with their 'final' price.
