Gurugram builders' amenity promises are mostly fake — fight me
Not gonna lie, I'm seriously worried about construction quality in Gurugram projects these days. Hum log Paramount Luxury Floor Sector 50 mein ek 3BHK dekh rahe hain for the kids, but brochure mein jo amenities dikhte hain, kya woh actually deliver hote hain? Yaar, maintenance charges itne high hote hain, but after a year, will we see cracks, seepage? Kids ke play area aur pool ka kya haal hoga, will they be usable ya bas showpiece? Any feedback on this project ya general Gurugram experience?

The structure itself is sound, but don't expect 5-star resort level upkeep for amenities unless you're ready to push the RWA constantly. What about the immediate surrounding area, is it developed well?

You can check everything. Don't be shy, spend a full day there. Check water pressure, listen for noise, verify security systems. It's a big investment, ₹4.5 Cr se ₹7.8 Cr is no joke.
Paramount Luxury Floor is a completed project, so you should be able to physically inspect all amenities before buying. Don't go by brochures. Go, see the pool, check the gym, see the play area. Talk to current residents if you can. That's the only way to know for sure. What's the current price they are quoting you?
Yes, visiting is key. Even then, sometimes builders do a quick fix for show flats and common areas. My uncle bought a flat in Baharampur Naya, and the club house looked great on inspection, but within a year, the ACs stopped working, and the pool filtration system broke down. Maintenance is a huge issue.
U7 makes a very good point. Especially for a project that's already finished, there's no excuse for amenities not being ready. If they are not up to the mark, you have strong negotiation power. The ₹4.5 Cr base price is already steep for a first-time buyer.
Totally agree with U1. My friend had a terrible experience with a project near Airport Road (Gurgaon side). They promised a sports complex, but it's just an empty plot now. The builders just show fancy renders and then cut corners. It's so frustrating for first-time buyers like us.
Exactly! And the maintenance charges keep going up even for non-existent facilities. We need some kind of guarantee or a strong RERA enforcement here. Has anyone actually seen the Paramount Luxury Floor project recently? Is it well-maintained after completion?
Haan, this is the biggest fear. What if we pay so much and then the amenities are just for show? It's not like we can just pack up and move easily. The investment is huge.

Paramount Luxury Floor? Woh toh kaafi high-end project hai, ₹4.5 Cr se shuru hota hai. Is price point pe bhi yeh sab issues aate hain kya? I thought at least for completed projects, things would be clear. Have you checked the actual site yet?
Bhai, you hit the nail on the head! My cousin bought in a different builder's project near Badshahpur and the club house is still 'under construction' after 3 years. It's a huge pain point in Gurugram.
