Is anyone here living in either of these projects, ya koi friend hai? I really need to know about their actual construction quality. Plaster cracks, seepage issues — does that come up after a year or so? Also, customer support post-booking ka experience kaisa hai? Do they even pick up calls for queries? Mera budget 2.5-3 Cr tak hai, so I want to make sure I'm not stuck with a builder who ghosts you. Any first-hand experiences would be super helpful. U4, Dekho, if you are flexible, maybe look at projects nearing completion on Dwarka Expressway. Wahan thoda value for money mil sakta hai compared to core GCE. Basai area mein

U4, Golf Course Extension pe for good projects, ready-to-move 12-15k per sqft minimum chal raha hai. Agar koi achha builder hai toh 18k tak bhi ja sakta hai. 2.5-3 Cr mein 3BHK mil jayega but size may be smaller than expected. Badshahpur mein thoda better deals mil sakte hain.
Dekho, Golf Course Extension road pe bahut naye projects aa rahe hain, but quality ka issue sab jagah hai. Mera ek cousin Airport Road ke paas ek project mein stuck hai, builder ne possession 2 saal extend kar diya hai. Whiteland ka toh sach mein koi track record nahi hai. Orris thoda purana hai but unki reputation bhi mixed reviews wali hai. Maine suna hai unke Baharampur Naya wale project mein bhi drainage issues the initial years mein. Better to check RERA status for both and see past project completion timelines if any.
U7, Orris ke projects RERA registered hain, but completion dates extend hote rehte hain. Carnation Residency ka RERA ID HRERA-GGM-657-2023 hai, but check karna uski revised possession date kya hai. Initially toh bola tha 2024 end, ab sun raha hoon 2025 jaayega.
RERA status check karna toh mandatory hai. But Whiteland ka toh dikhta hi nahi hai kuch. Orris ka kya scene hai RERA pe? Koi specific project ka number hai kya?

Totally agree with the sentiment, OP. Gurugram mein builders after-sales service ke naam pe zero hain. Mera friend Orris Floreal mein hai, usko bhi bahut issues aaye the possession ke baad. Chhoti repair ke liye bhi follow-up kar karke thak gaya.
Bhai, Whiteland ke toh zero projects delivered hain abhi tak! First-time builder pe itna bada risk lena worth it hai kya 2.5 Cr budget mein? Bahut darr lagta hai.
