Been looking at properties in Gurugram for a year now, and it's insane. I'm in this business, but even I'm seeing builders like M3M and DLF hit buyers in Golf Course Ext with crazy hidden charges at possession. PLC, IDC, registry – the final amount is always way higher. Plus, the finish quality from Emaar and Godrej in Dwarka Expressway projects sometimes feels rushed. Am I just expecting too much, or have others faced this too?

This is not just a Gurugram issue, but it's particularly bad here. I almost booked a flat in a project near Airport Road (Gurgaon side) two years ago. The builder quoted X amount, but then added development charges, IFMS, maintenance deposits, and even a 'car parking charge' that wasn't mentioned initially. The final figure was nearly 15% higher. Luckily, a friend advised me to ask for a RERA-compliant agreement with all charges explicitly listed. Most builders hesitate to give that upfront.
