Did a site visit to Ramprastha Skyz on Saturday and honestly wasn't expecting this. Ab investor mode on hai, seeking advice. I'm in a 2BHK in Sector 82, looking to upgrade to a 3BHK near Golf Course Extension. New Door Homes jaise projects hain; legal due diligence priority hai. My main concern isn't just price, but the builder's legal track record and RERA compliance. RERA registration toh dikha dete hain, but how do you *actually* check for past project delays ya other legal issues? Is it easily available? What red flags should I look for beyond the RERA website? Gurugram mein RERA complaints kitne effective hain, really? Worried about future exit options.

But 0 projects is a huge risk, especially for a first-time buyer. Stay away from such builders, no matter how attractive the brochure looks.
