Gurugram builders: need real quality insights

Been looking for 8 months now, totally fed up of renting in Gurugram. Landlord just raised rent again, so I'm finally taking the plunge. I'm eyeing 3BHKs on SPR, budget around 2.5 Cr. Godrej and M3M projects seem promising. My main concern is actual construction quality after possession – beyond the show flat. Also, what hidden charges should I really watch for with these builders, beyond the usual PLC/EDC? And for long-term, which one generally offers better resale value? Need honest experiences, not just marketing. Any specific tips on quality checks or avoiding unexpected costs?
