Gurugram buyers, how much hidden cost did you actually pay?
Since January I've been evaluating Sohna Sector 33 deals while sitting in Dubai. Started with Flower Valley, rejected it, now checking MVN Infrastructure. But ₹1.8 Cr base price all-in charges milake ₹2.1 Cr cross kar raha... PLC aur possession fees itna high hota hai kya Gurugram mein? Can't do a site visit myself, is this normal?

Honestly, looking at the entire market right now, prices are totally detached from reality and hidden costs will easily eat another 5 lakhs during handover interior work. Ek balanced perspective yahi hai ki hold your decision for a month, get an independent property lawyer in Gurgaon to vet their builder-buyer agreement draft, and then take the call. Did you manage to negotiate any waiver on the club or car parking charges so far?
A genuine query here, if you already rejected Flower Valley, what made you consider MVN in the same sector? Are they promising faster possession or is the construction speed visibly better right now?
Construction might be running on paper, but ground reality check karna zaroori hai. My cousin checked sites near Baharampur Naya and Sohna road last weekend, and half the projects are facing delays due to NGT construction bans and local issues. Remote booking is super stressful yaar, ek baar ground check must hai.
Mere saath bhi bilkul aisa hi hua tha last year. I stretched my budget thinking 1.8 Cr is manageable, but then came the possession letter asking for dual meter charges, gas pipeline, two years advance maintenance, and labour cess. Total out of pocket exceeded my home loan sanction by 12 lakhs and I had to break my emergency fixed deposits. What specific PLC charges have they quoted you per square foot?
Sahi keh rahe ho. Even around Airport Road (Gurgaon side), builders are quoting base rate separately and loading almost 2500 per sqft under other heads. Hum jaise first time buyers loan calculation mein phans jaate hain baad mein.
They usually quote around 300 to 500 per sq ft for park facing or higher floors, which alone adds 6 to 8 lakhs on a decent 3BHK. Plus covered parking is another 4 to 5 lakhs forced into the package. My builder refused to even give the breakdown until I paid the initial token amount, complete headache.
Sitting in Dubai without doing a physical visit is very risky, please do not commit your hard-earned money yet! Gurgaon market right now has crazy hype and developers are taking full advantage of NRI buyers with inflated quotation sheets. Take a 2-day flight or send some trusted relative to Sector 33 first.
Bhai 30 lakhs extra over base price sunke hi darr lag gaya! I am also looking for my first flat with a tight budget, and these hidden charges give me pure panic. Is this 15-20% bump standard everywhere in Gurgaon or just Sohna side?
Wait, did the sales team not share the breakdown earlier? Because if they are adding new heads now, that is a red flag. Main toh cost sheet dekh ke hi freeze ho gaya tha when I started searching.
Yes, completely standard unfortunately. Between stamp duty, registration, GST at 5%, IFMS, club membership, electricity meter charges and high-floor PLC, it easily touches 18 to 22% above base price. Even near Badshahpur when I checked a project last month, a 1.5 Cr flat was shooting straight to 1.78 Cr on the final cost sheet.
At the end of the day, all new launches in south of Gurgaon will have these hidden heads. Agar ready-to-move loge toh GST bach jayega, par ready units are already priced at 2.4 Cr+. So it is a trade-off, either pay now in cash or pay higher base later. By the way, did you check their RERA delivery timeline yet?
Bhai without physical site visit bilkul mat aage badho. Sitting abroad, you cannot verify if road access is actually ready or just on paper.
Wait, did they quote you PLC for every single thing like park view, corner unit, and floor rise together? Mujhe ek broker ne bataya tha higher floors cost 200 per sqft extra. Exactly kitna breakdown diya unhone PLC ka?
Sahi bol rahe ho bhai. Mera dost Baliawas ke paas dekh raha tha, wahan bhi green facing bolke 4 lakh extra chipka diya. In the end, loan eligibility base price pe calculate hoti hai, ye baaki 25-30 lakhs out of pocket arrange karna padta hai, yahi sabse bada darr hai.
Floor rise charges are usually 50 to 100 rupees per floor after 4th or 5th floor. Lekin Sohna side projects mein Aravali view bolke 300 per sqft maang lete hain! Baharampur Naya ke side jo developments hain, wahan bhi same pricing template use kar rahe hain ye log.
Honestly Gurugram builders have made this an art form. 15 to 20 percent jump from BSP to all-in price is becoming standard practice nowadays, especially in Sohna corridor. Current market itna heated hai ki builders negotiate bhi nahi kar rahe bilkul, they just say take it or leave it. Agar 1.8 Cr base hai toh 2.1 Cr is actually normal math for them, tragic as it sounds.
Bhai 30 lakhs over base price sunke hi meri anxiety badh gayi! Main bhi first time dekh raha hoon and my entire budget is around 1.5 Cr. Can they really force you to pay so much extra at final stage?
Maine toh booking amount dene se pehle hi complete cost sheet mangwai thi. Even after that, parking charges ke 4-5 lakhs alag se add kar dete hain. Sitting in Dubai makes it even riskier, bina family ke kisi ko bheje token mat dena bilkul bhi.
Yes, they legally can if it is mentioned in the fine print. GST alone is 5 percent, then stamp duty registration 7 percent, plus IFMS, club charges, meter connection. Mera khud Badshahpur ke paas flat final karte karte 22 lakhs extra chala gaya, tab jaake samajh aaya ye game.
