Honestly, I work in real estate but buying for myself is a whole different ballgame. I'm eyeing a 2BHK in Sector 45, maybe a Krrish project, and they're pushing pre-launch discounts. I know what builders don't tell you, so is this 'early-bird' really a discount, or does the open market often give better all-in value later? Sometimes secondary market deals feel more negotiable without all the PLC and hidden charges. What's your take on pre-launch vs. resale for actual savings in Gurugram?

Yaar, pre-launch is always a big gamble. Builders inflate prices first, then 'discount' them. Happened to my friend in Sector 45 only. Be super cautious, especially with the current market volatility.
