₹1.8 Cr for a 3BHK on Golf Course Ext Road feels like a stretch for what you actually get. I work in real estate, but buying for myself is totally different. Everyone glorifies pre-launch offers, but honestly, I'm not convinced you get a real discount. Builders like M3M or DLF always claim 'no negotiation' but I know that's BS, yaar. What's the realistic negotiation margin people are seeing? Like, 2-3% or more? And the hidden charges at possession – PLC, OC, IFMS – they add up to a huge chunk. Are we talking 10-15% extra on top of the base price? Some say it's even worse for projects around Dwarka Expressway. Change my mind, Gurugram buyers. Disagree? Tell me why.
