Kya Gurugram builders hamesha hidden charges rakhte hain? Fed up of renting, I'm eyeing Sector 45, maybe Paramount Associates. But super area vs carpet area ka game aur PLC, floor rise premium... is it worth it? Lagta hai builder bas paisa nikalte hain. What's the actual all-in cost after all the hidden fees at possession? Change my mind.

OP, be very careful with Sector 45. I almost booked near Badshahpur kuch saal pehle. They showed me a great price, but when I dug deeper, the PLC for a good view, floor rise, and mandatory maintenance for 3 years made it skyrocket. My advice: ask for an 'all-inclusive' breakdown in writing, including stamp duty and registration. Don't trust verbal commitments.

Exactly! Mere ek colleague ne Airport Road pe liya tha. Bola tha all-inclusive hai, but possession pe bola 'additional amenities' ka charge hai jo pehle nahi tha. Total 5-6 lakh extra ban gaye.
U4, RERA ne basic structure toh set kiya hai, but builders are smart. Wo ab 'development charges' ya 'external infrastructure charges' (EDC/IDC) ke naam pe late payments ya revised estimates daal dete hain. Plus, possession delay pe penalty bhi kam dete hain ya adjust kar dete hain. Current market mein, buyers are desperate, so they exploit that.
Totally relate! Paramount Associates ka toh pata nahi but Gurugram mein har builder ka yahi haal hai. Super area, carpet area, aur fir 'miscellaneous charges' ke naam pe loot. Koi batao Paramount ka track record kaisa hai, ya inka bhi same game hai?

Bhai, Paramount ka toh nahi pata, but mera ek friend Sector 65 mein ek project mein phasa tha. Booking ke time kuch aur dikhaya, possession ke time 15% extra maang liye IFMS, Club Membership, Power Backup Installation charges ke naam pe. RERA complaint bhi ki, but kuch hua nahi. Bahut carefully deal karna padta hai.
