Gurugram empty nesters: What's your property strategy?

Okay I'll be honest — my kids have moved out and I'm finding this whole Gurugram property search a bit overwhelming. Don't need such a big place anymore, just a compact 2BHK in a good society with an elevator. I'm looking at Sector 36, maybe even an Emperium project. My main worry is this super area vs carpet area thing. Builders show huge super areas, but actual usable space kitna hota hai? Is it better to look at secondary market deals for ready possession? Kya resale mein negotiation zyada possible hai compared to new projects?
