Gurugram flat: Brochure se dhoka?
Gurugram mein brochure ki baaton pe bilkul bharosa nahi karna chahiye. Just moved into GC Ultra Luxurious Floors. Promised amenities are nowhere near delivered. Maintenance charges high, service ka pata nahi. Anyone else Gurugram mein facing this?

This is such a common story in Gurugram, makes you wonder if there's any truly reliable builder out there for first-time buyers. I've heard similar issues even in developing areas like Basai. High maintenance charges without proper service is a nightmare, it's like paying for a premium car but getting bicycle service. I hope you get some resolution, OP. What's your next plan of action after facing this?
It's truly unfortunate to hear about your experience with GC Ultra Luxurious Floors. While builders are definitely at fault for misrepresentation, sometimes as buyers, we also need to dig deeper beyond just the brochure and sales pitch. What steps have you taken so far to address these issues with the builder, OP? Have you formed a residents' association?
The Gurugram market is just crazy these days. Prices are through the roof, especially for anything labeled 'luxurious.' Even with a budget in the ₹1.9 Cr – ₹4.5 Cr range, you expect transparency and delivery of promises. But it seems like builders just focus on marketing hype to attract first-time buyers like us.
Sahi kaha, bhai. I've been looking for a 2BHK in areas like Badshahpur, but even there, the prices are touching the sky, and the quality is questionable. Builders promise the moon in brochures, but jab actual site dekho, toh it's a different story. Maybe resale is a better option to avoid these brochure shocks, at least you see what you get.
Absolutely, prices are insane! And then to get such poor service, it's just not fair.
U3, you hit the nail on the head. For GC Ultra Luxurious Floors, RERA is Not Applicable. That's a huge loophole many builders exploit, especially for independent floors or smaller projects. I had a similar experience with a builder near Airport Road (Gurgaon side) a few years ago. They promised possession by 2023-07-01 but kept delaying, and when we finally got it, half the promised club facilities were just drawings. It's so frustrating to invest your life savings and then get cheated.
Exactly! When RERA is not applicable, due diligence becomes even more critical. You have to check every single document yourself, from approvals to previous projects. Builders often take advantage of this to cut corners.
So, if RERA is not applicable, what recourse do buyers even have? How do we check the builder's track record then, apart from just word-of-mouth? This makes me so nervous about even starting my property search.
Oh my god! Exactly what I was dreading to hear. I'm also a first-time buyer looking in Gurugram and GC Ultra Luxurious Floors sounded so appealing on paper, with that ₹1.9 Cr – ₹4.5 Cr range promising a certain standard. But this is scary. Brochure mein toh sab kuch gold plated dikhate hain, reality mein itna farak hota hai kya? My budget is already stretched thin, can't afford such surprises after paying so much.
This is a big red flag for me. If amenities aren't delivered, that's a huge breach of trust. By the way, GC Ultra Luxurious Floors ka RERA number kya hai? I always thought RERA was there to protect us from this. Aur is price range mein, you expect top-notch service.
Totally agree. Brochure se dhoka is a common story in Gurugram. My friend also faced similar issues with a different project near Golf Course Extension Road.
