Been looking for a 3BHK for months now in Gurugram, especially around Sector 14 or Dwarka Expressway. Prices are crazy, like ₹1.8 Cr for a decent place. I'm checking out Shubham Estates but also some resale flats. Should I go direct to the builder or use a broker? Brokers claim they can get better deals or spot discounts, but I'm not sure. Also, on resale, can you actually negotiate more than on new property? What's a realistic discount percentage to aim for in today's market? Any first-hand experiences?

Yaar, exactly my thoughts! Gurugram mein prices ne toh dimaag kharab kar diya hai. I'm also looking for a 3BHK, same budget around 1.8 Cr, and Sector 14 sounds good.
