Gurugram flat hunt: MRG Primark quality concerns
Been renting for 5 years now and honestly, I'm fed up. Landlord just hiked the rent again, so finally taking the plunge into buying in Gurugram. I'm looking at MRG Primark, among others. My biggest worries are construction quality and how amenities actually play out. Site visits look good but what about a year or two later? Do people face issues like seepage or bad fittings? Also, for projects like this, are the clubhouses and sports facilities actually well-maintained and used, or do they become ghost facilities after a while? And what about the maintenance charges, are they worth the service quality? Really confused, any honest experiences or advice would be super helpful.

Seepage and bad fittings are almost a given in new constructions if not monitored properly. Mera ek friend ka naya flat mein hi kitchen sink leakage tha within 6 months. It's about how responsive the builder is post-possession. That's the real test. Aur maintenance charges toh sab projects mein badhte hi hain, service bhale hi na badhe.

Bhai, amenities ka toh mat hi poocho. I booked in a project near Basai 3 years ago, they promised a swimming pool, gym, community hall. Initially, it was all good for a few months. But then gradually, the pool became a frog pond, gym equipment broke down and was never repaired, and the community hall is mostly locked. Maintenance charges are still high, but services are zero. It's a sad reality in many projects.

32-33L sounds good but make sure to check the exact carpet area for that. Builders often quote super built-up. Also, factor in registration, stamp duty, and other hidden charges. They can easily add another 10-15% to the total cost.
August 2026? Hmm, that's a bit far. Kya pata tab tak prices aur badh jaaye ya project delay ho jaye. Market conditions in Gurugram are so unpredictable these days, especially with so many new launches in areas like Baharampur Naya.
