Okay I'll be honest — finding a perfect, manageable flat in Gurugram for our post-retirement life is proving tougher than expected. Kids have moved out, so we're selling our big house and looking for something smaller, low-maintenance. M3M GIC, the upcoming one, looks good, but it's under-construction. Is taking the risk on an upcoming project like that sensible, ya phir ready-to-move hi dekhna chahiye? My main worry is the total cost of ownership. Advertised price toh theek hai, but maintenance charges, PLC, OC — sab mila ke kitna banega? Also, for us, hospital proximity is non-negotiable. M3M GIC ke paas koi achha hospital hai kya within 2km? Any tips on what to specifically ask about future maintenance for new projects?

Hospital proximity ke liye, M3M GIC Dwarka Expressway par hai. Within 2km, koi big hospital nahi hai, mostly smaller clinics
Total cost of ownership ka point bahut valid hai. Advertised price toh bas tip of the iceberg hota hai. Maintenance, PLC (Preferred Location Charges), OC (Occupancy Certificate) charges, IFMS (Interest Free Maintenance Security) sab milakar kitna banega, yeh koi clear nahi batata. Kya koi builder detailed breakup deta hai?
U8, detailed breakup ke liye force karna padta hai. Mereko Basai mein ek flat lete waqt bahut struggle karna pada tha. Builder ne club membership, car parking, power backup installation charges, aur registration fees alag se add kar diye the jo pehle nahi bataye. Always ask for a 'final cost sheet' including all possible charges, before signing anything.
Dekho, M3M GIC ka RERA number GGM/991/723/2025/94 hai, which is good sign for regulation. But possession date 2034-09-01 hai! That's almost 10 years away. For post-retirement, itna lamba wait bahut risky hai. Price range toh ₹2.0 Cr – ₹214.8 Cr dikha raha hai, which is a massive range, so need to be careful with what you're actually getting at the lower end.
Haan, 2034 is a long shot. Mere bade bhai ne bhi ek project liya tha Gurugram mein, originally 2020 ka possession tha, abhi tak mila nahi. Retirement plans toh poore hil gaye. Is age mein under-construction lena matlab bahut patience chahiye aur financial stability bhi.
U4, RERA registration date toh October 2025 hai, but possession 2034. Woh builder ko time deta hai. U5, sahi baat hai, 10 saal ka wait bahut zyada hai. Ready-to-move hi dekho agar age factor hai.
Bhai, under-construction projects mein risk bahut hai, especially for retirement plans. M3M ka track record bhi mixed hai in terms of delivery. Ready-to-move hi best rehta hai for peace of mind.

Totally agree! Mera friend M3M ke ek project mein fas gaya tha near Baharampur Naya, possession date extend hoti hi gayi. Mental peace barbaad ho jaati hai, aur yeh retirement ke liye toh bilkul bhi theek nahi hai.
