posted on 7 MayGurugram flat hunt: usable space dilemma
Visited Bestech City 2 and Parkview Apartments this weekend. Honestly fed up of renting, landlord raised rent again, so I'm finally taking the plunge. My biggest concern is usable space; some floor plans feel so inefficient. Parkview felt better on carpet area, but the total cost of ownership seems much higher. Is Bestech's layout practical for families, or does it waste too much space? Which one do you think is more liveable long-term?

Parkview ki cost high hai, that's a fact. But Bestech City 2 ka price range ₹2.0 Cr – ₹2.8 Cr is also not small change for first-time buyers. Have you factored in the maintenance
I faced the same dilemma last year when I was looking around Basai. The carpet area vs super built-up ratio is a huge scam in many projects. Bestech City 2 ke floor plans mein mujhe bhi laga ki passages aur balconies bahut large hain, cutting into actual living space. Try checking out some ready-to-move options if your budget allows, even if they're a bit older. At least you know exactly what you're getting and when.
Bestech City 2? Thoda research kar lo bhai. Unka track record mixed hai. Possession date 2026 hai, but builder delays are so common these days, especially with ongoing projects. Have you checked their RERA details properly? GGM/730/462/2023/74 DATED 03.07.2023. Kya lagta hai, time pe milega?
Absolutely, U3! Gurugram market mein delays common hain, especially in areas like Badshahpur and even near Airport Road. Builders promise the moon but deliver late. Bestech City 2 ka price range ₹2.0 Cr – ₹2.8 Cr hai, for that money, I'd expect better assurance on delivery.
U2, you're right to be cautious. RERA number toh hai, but mere friend ka experience Bestech ke ek aur project mein accha nahi raha. They extended the possession twice! 2026-10-01 is the official date for Bestech City 2, but honestly, I'd mentally add another 6-12 months. Usable space ka problem toh hai hi, but delays are a bigger headache for a first-time buyer jo EMI aur rent dono de raha ho.
Totally understand your frustration with renting, yaar. Landlords have become insane. I'm also eyeing Bestech City 2 but the usable space concern is real. Some new projects just have too much wasted common area. Parkview ki prices toh out of budget hain for most first-time buyers like us.
